North and south Peoria need different things from us, and the difference matters.
North of the 303, Vistancia, Trilogy and Westwing Mountain are newer — large homes, big closets, and the particular chaos that comes from having enough space to defer every decision. Nothing is thrown away because nothing has to be. The result is a house that looks tidy and functions poorly, with four half-used storage areas and no single place anything belongs.
South and central Peoria is older housing stock, and the problem inverts. Smaller closets, fewer built-ins, kitchens that predate the walk-in pantry. Here the work is genuinely spatial — finding vertical capacity, adding shelving where a builder left dead air, and making a 1990s linen closet hold what a family in 2026 owns.
